I read some negative reviews about this site. For some reason, it seems to me that CIAN is not an agency, as the title says, but more of a kind of extensive database where representatives of different Academy of Sciences hang out.

I'll start with what can be improved:

  • There are a lot of similar advertisements at different prices (the same apartment can be rented at different prices from different apartment houses)
  • Feedback from the site administration does not work at all, no matter how many comments I leave on the site, no matter how many complaints I make about unscrupulous agents, not a single comment, not a single rating or any action occurs.
  • It is impossible to find direct owners, all agents. Only once did I come across an owner who persuaded her mother to act as an agent - it turned out that three 100% of the amount went to them alone. Moreover, they hid this fact until the last moment.
  • Agents deliberately underestimate the distance to the metro. If in reality it takes 15 minutes to walk home from the metro, then they write that it’s 8 minutes. If there is more than 25 minutes, then they write that availability is 15 minutes. Just from experience, no matter how much I rent, accessibility to the metro doubles if you check the Yandex map or walk yourself.

Now about the advantages:

  • It is possible to enter all the parameters that you need, from price to the availability of a TV and accessibility to the metro (It is NOT a FACT that the correct distance will be in minutes).
  • There are also decent, decent agents with whom you can actually negotiate a price reduction, and find out in advance whether the owner is adequate...
  • And yes, most often lately it is on Cyan that you can find agent commissions below 100% (in 2010-2013 this was everyday life and the norm, now, during the crisis, agents are already working with 20%)

A little history of working with this site, so as not to be unfounded

  • In 2011, we rented three rubles for the first time through this site on Kantemirovskaya. The transaction amount on the website is 45+45+20. The distance to the metro on the site is 12 minutes. In reality: the hostess, knowing that we were not Russian, raised the amount to 48 thousand during the viewing (okay, we needed it urgently, we agreed), the distance to the metro is 18 minutes on foot. The agent, a pleasant young man, did nothing to persuade the hostess in terms of payment, but he gave us a bonus himself - he took not 20, but 8 thousand.
  • In 2013, the children arrived, and the school was on Leninsky Prospekt, so I had to look for an apartment, a two-room apartment, preferably not far from the school. We found a cool advertisement where the address next to our school was indicated, however, the advertisement was only for Slavs with children. At first, the agent did not agree to work with us. Only in the second week of calls did I persuade myself and persuade the owners to look at us. On the website, the time to the metro is 8 minutes, the amount is 40+40+20. The owners turned out to be very polite, decent Muscovites. In reality, the time to the metro, the amount and the photo corresponded.
  • In 2015, the owners sold their apartment, we had to look again through cyan. Since the child attends the short track at Tekstilshchiki, I had to look there. The time to the metro on the website is 7 minutes, in reality it is 12-14 minutes. The owners, again, are decent and nice people.

All three times there were three different agents from different NAs. And every time we were satisfied with the results of their work. The owners with whom the agents introduced us are decent, adequate and hospitable people with whom we maintain relationships all the time.

I rented a one-room apartment through this service. Set the necessary parameters. The server returned a large number of options. After researching, I settled on several apartments. I started calling them. During the call, I realized that all the apartments posted on the site for rent are rented through agencies. And the site itself is just a shell for posting ads. At the same time, there is no guarantee that you will not fall for an unreliable agent.

To my great regret, I had to resort to the services of this site at my own peril and risk. Having decided on a meeting with an agent, I went to view the apartment. Photos and conditions and description corresponded to the ad. The only drawback is that the apartment cannot be rented from the owner. In fact, the agent did nothing to find the client.

After the deal was concluded, the agent demanded to pay a commission of 100 of the amount. My convictions that he did not help me in any way during the search would not have been successful if not for the conscientious owner of the apartment. Which persuaded the agent to take a commission of 50%.

Scammers

90% of all advertisements are posted by scammers who post non-existent objects and rip money off people. Scam scheme: you call about an ad, they tell you that the ad is still relevant and matches the description, then they say that to view it you must first drive up to their office, sign an agreement and pay money (from 7,000₽ to 15,000₽ for everyone) and only after that they will show you the apartment and select more options, and will work with you until you are completely occupied, but naturally no one is going to show you and select you, because the contract states that the company provides information services. Therefore, you are left without money and without an apartment, and the developers of this service do nothing to fix it!!!

I'm sure many of you looking for an apartment in Moscow Have you heard about the Cyan website at least once? And the most different things: that you can find an apartment on Tsian cheaply and without intermediaries, or vice versa, that there are a lot of scammers on Tsian and you shouldn’t even try to look for an apartment through it.

According to Yandex statistics, every month about 25 thousand Moscow users search for Cian’s website on the Internet. So, what kind of “beast” is Cyan and, most importantly, how can it be useful to you when looking for housing in the capital specifically for you. I’ll say right away that the Cyan website has nothing to do with the poisonous gas cyan; CIAN is an abbreviation that stands for Central Real Estate Information Agency. The site's territorial coverage is quite large; it contains real estate advertisements not only in Moscow and the region, but throughout Russia. The Qian ru website was created as an affiliate program for exchanging information about apartments between realtors. Therefore, it is quite difficult to find a direct owner on Cyana (I would even say almost impossible). And there are reasons for this. The thing is that posting ads on Cyana is paid, the minimum amount for replenishing your wallet is 10,000 rubles. You probably guessed that no owner will spend that kind of money on accommodation just because of one apartment. Another thing is agents that work with several objects simultaneously. This only benefits them, since the agent’s commission from the rental of one piece of real estate (apartment, room) more than covers their costs for placement on Cyana.

2. Free site when viewing objects (contacts). On the Cyan website, only those users who place advertisements pay; viewing the contacts of apartments that interest you is absolutely free. This can also be considered an advantage, because not all sites are ready to disclose the phone numbers of owners or agents free of charge. 3. Quality of the site. When working with Cyan, your risks are minimal. A promotion has been launched on the website: “ We work honestly" The purpose of the action: to identify agents who post dishonest information about apartments and “expel” them from the site. If fraud is detected, the site administration has the right to warn the agent, and next time block his account, regardless of the balance of funds in the account. I think that few people, when deciding to cheat, will want to lose their own money. And by the way, any user can leave a review on the site, complaining about dishonesty on the part of the agent.

4. Current housing prices. Working with Cian, you will always be aware of real estate prices (purchase/rent). For example, after subscribing to the Cyan website, I noticed that in apartment rental advertisements published in newspapers, housing prices are sometimes too high. Knowledge of the real estate market in the capital and its prices will allow you not to be deceived.

Disadvantages of working with the website Tsian.ru

1. Inconvenient navigation. To be honest, it took me several months to find the rules for effectively working with the site (and it turns out there are such rules). And then I came across them completely by accident. My opinion: the site navigation leaves much to be desired. A user who comes to the site for the first time becomes a hostage to the situation: the site does not provide information in an accessible form about who this site is for and on what principle it works. As a result, a person has even more questions. This is exactly the feeling I had when I first worked with Cyan. In fact, there are rules on the site that can really make your search more comfortable and efficient. But, unfortunately, not everyone knows about this.

2. Fraud is possible. Like any Internet resource, Cian cannot give a 100% guarantee that if you use information from the site, you will not be deceived. There are often cases when agents, trying to attract clients, post photos of a completely different apartment, more well-groomed and clean, instead of what they actually have. If the apartment is presented without any photos at all, then there is a 50/50 chance that the option will be good. In any case, you need to be vigilant, even when working with Cyan.

3. The need to pay commission to agents. The site itself writes in the terms of use that “agents may sometimes charge a fee for their services,” but try, find options on the site without commission. I think that your search will end in complete failure, because there are simply no such advertisements. Thus, when accessing the Cyan website database, be prepared to pay for the services of a realtor in the event of concluding a rental agreement (the commission ranges from 30 to 100%). But in general, this is a normal trend for Moscow; it is now difficult to surprise anyone with the presence of an agent’s commission.

4. Rapid loss of information relevance. During the day, agents post a huge number of advertisements for rental housing on the website Tsian.ru. Unfortunately, good apartments and rooms, with a neat environment and in a clean area, sell like hot cakes. While you are just dialing the agent’s number with the desire to arrange a meeting, someone is already signing a rental agreement for this apartment. And this is normal, since the demand for housing in the capital at the moment far exceeds supply. So, be prepared that you will have to fight for a good apartment.
